Pulte's newest Lakewood Ranch community — 464 acres, an 8-acre lakeside amenity campus, and roughly 1,000 homes planned around natural landscapes and lake views. Here's what's confirmed so far, from an agent who lives in the community.
EverCreek is Pulte Homes' newest Lakewood Ranch community, announced in 2026 on a 464-acre site off Bourneside Blvd, about 1.5 miles north of Fruitville Road, with additional access via I-75 and University Parkway. That puts it in the same fast-growing southeastern corridor as Star Farms and Saddlestone. Pulte is planning roughly 1,000 homes total — about 850 single-family homes and 150 townhomes — with both build-to-order and move-in-ready options expected, plus impact glass included in every home and smart-home technology options.
Early plans show one- and two-story single-family and townhome designs ranging from about 1,580 to 3,820 sq ft, with 2-5 bedrooms, 2-3.5 bathrooms, and 1-3 car garages — a range that should appeal to everyone from downsizers to growing families once specific floor plans and collections are released.
The centerpiece is an 8-acre lakeside amenity campus: a resort-style pool with a beach entry and a lazy river, a lakeside clubhouse with a fitness center, an 8-court pickleball complex with shade structures, a dog park, a playground, a basketball court, a fire pit lounge, and an event lawn. Nearly 3 miles of trails inside the community connect into Lakewood Ranch's broader 150-mile trail system, and homesites are planned with preserve and lake views throughout.
Pulte has EverCreek listed as "Coming Soon," with pricing not yet publicly released as of this writing. Given the home sizes and amenity package, expect pricing to land in a range comparable to Lakewood Ranch's other newest villages once it's announced — I'll update this page and reach out to my VIP interest list the moment pricing and the first phase release go live.
