Sarasota & Lakewood Ranch Market Update — October 1, 2026

Mortgage rates jumped to 7.28% this week — their highest level in roughly three years — while fresh weekly MLS activity shows Sarasota and Manatee County homes still closing steadily, just at different paces. Here's what the rate spike actually costs buyers, plus what's happening around Lakewood Ranch and Sarasota this month.

The headline this week: mortgage rates, not home prices

Freddie Mac's Primary Mortgage Market Survey shows the 30-year fixed rate averaged 7.28% as of October 1, 2026 — up from 7.03% just one week earlier and from 6.34% a year ago. Multiple outlets are calling it the highest level in roughly three years. That quarter-point weekly jump adds real money to a payment: on a $400,000 loan, the move from 7.03% to 7.28% works out to roughly $70 more per month in principal and interest alone.

Sarasota & Manatee County: this week's local snapshot

RASM hasn't published its September 2026 county report yet as of this writing (its August report, covered in the last two updates, remains the latest full monthly release). So this week I'm pulling local weekly MLS activity instead — a different, narrower cut than the monthly county report, covering closings for the week of September 20–26, 2026:

CountyMedian Sold PricePrice/Sq FtDays on MarketList Price AchievedClosed SalesNew ListingsCash Sales
Sarasota County$405,000$23884 days93.2%19327146.1%
Manatee County$461,439$23691 days97.2%17021135.9%

Sarasota County also saw 177 pending contracts in motion that week against 193 closings, while Manatee County had 172 pending against 170 closings — both counties kept a healthy pipeline moving even with rates climbing.

What this means if you're buying or selling

The real story this week isn't the week-to-week local numbers — it's the rate move sitting on top of them. A buyer qualifying for a loan today is working with a meaningfully higher payment than they were even two weeks ago, which tends to show up first as softer buyer urgency rather than an immediate price drop; prices and days-on-market are slower-moving numbers that react to rate shifts with a lag. For sellers, that's a reason to price realistically now rather than testing the market at last month's expectations — Manatee County's new-construction-heavy mix is still holding 97.2% of list price, while Sarasota's more resale- and cash-heavy mix is trading at 93.2%, a gap worth understanding before you set an asking price. For buyers, a rate-lock conversation with a lender this week is worth having regardless of where you are in your search — a float-down or temporary buydown can matter more right now than it did a month ago.

Common questions

Why are mortgage rates suddenly at a 3-year high?

Freddie Mac's weekly survey shows the 30-year fixed average jumped to 7.28% as of October 1, 2026, up from 7.03% just a week earlier and from 6.34% a year ago. Mortgage rates track the 10-year Treasury yield, not the Fed's rate decisions directly, and that yield has been climbing on stubborn inflation — the latest core PCE reading came in at 3.4% year-over-year, still well above the Fed's 2% target — combined with bond-market uncertainty after the Fed's September move. There's no single headline cause; it's inflation data, bond-market jitters, and uncertainty about the Fed's next step all pushing the same direction at once.

Why did Manatee County sellers net more of their asking price than Sarasota County sellers this week, even with a longer time to close?

In the week of September 20–26, Manatee County sellers closed at 97.2% of list price versus 93.2% in Sarasota County, even though Manatee homes took longer to sell on average (91 days versus 84). A likely factor is the mix of what's selling: new construction made up 32.4% of Manatee's closings that week versus 21.8% in Sarasota, and builders typically hold closer to list/incentive pricing than resale sellers negotiate to. Sarasota also saw a notably higher share of cash sales (46.1% versus 35.9%), where more price negotiation often happens.
