Sarasota and Manatee County home prices both rose year-over-year in the latest report, while active inventory pulled back sharply from a year ago. Plus what's happening around Lakewood Ranch and Sarasota this month.
The latest REALTOR® Association of Sarasota and Manatee (RASM) report shows both counties posting year-over-year price gains, even as the number of active listings pulled back noticeably from a year ago:
| County | Median Sale Price | YoY | Active Listings | YoY | Months Supply | Median Days to Contract |
|---|---|---|---|---|---|---|
| Sarasota County | $493,500 | +5.0% | 2,736 | −23.4% | 3.9 | 52 days |
| Manatee County | $495,000 | +1.0% | 2,724 | −7.9% | 4.1 | 50 days |
Sellers are netting more of their asking price than they were a year ago too — 94.2% of list price in Sarasota County (up from 91.0% in July 2025) and 95.2% in Manatee County (up from 93.7%).
Condo/townhome sales jumped sharply in both counties: Sarasota County condo sales rose 33.1% year-over-year with a median price of $340,000 (up 13.3%), while Manatee County condo sales rose 18.4% with a median price of $313,950 (down 1.9%). Both counties' condo inventory also contracted double digits year-over-year, and time to contract runs meaningfully longer than single-family (92 days in Sarasota, 70 in Manatee).
The headline isn't runaway price growth — it's the inventory pullback. A year ago, both counties had noticeably more active listings sitting on the market longer. That's tightened up: homes are going to contract faster (50-52 days for single-family) and sellers are keeping more of their list price. For buyers, that means well-priced, well-located homes in Lakewood Ranch and Sarasota aren't lingering the way they were in 2024-2025. For sellers, it's a meaningfully better set-up than a year ago, though pricing right out of the gate still matters — homes that sit tend to be the ones priced against last year's market instead of this one.
By the numbers, it's a fairly balanced market leaning slightly toward sellers on well-priced homes: 3.9 months of supply in Sarasota County and 4.1 in Manatee County (4-6 months is generally considered balanced), combined with active listings down 23.4% and 7.9% year-over-year respectively. Sellers are also netting a higher share of list price than a year ago (94.2% in Sarasota, 95.2% in Manatee).
